Shelley Estates is a planned new home community located along Highway 90 in Conway, an increasingly active residential growth corridor between Conway and the Grand Strand. The community is planned on nearly 70 acres and is expected to offer a unique mix of 29 single-family homes, 30 townhomes and nine cottages, along with areas designated for conservation, open space and limited neighborhood-serving commercial uses.

One of the more distinctive aspects of Shelley Estates is its emphasis on preserving the property's natural character. Preliminary plans call for the community to incorporate the existing mature trees, forested areas, wetlands, ponds and other natural features into the overall design. Streets and sidewalks are planned to wind through the property, with open spaces and larger estate-style homesites helping create a setting that feels more like a natural residential neighborhood than a traditional subdivision.

The 29 single-family homes are planned at a relatively low density, with approximately 1.09 homes per acre on a gross basis and 1.29 homes per acre based on the developable area. This should result in larger homesites and an estate-style feel for the detached homes. The addition of townhomes and cottages provides greater variety within the community, while the significant amount of conservation and open space helps maintain the spacious character envisioned for Shelley Estates.

The location is another important feature. Shelley Estates is situated along Highway 90, near International Drive and within an area experiencing substantial new residential growth. Nearby communities include The Reserve at Wild Horse by D.R. Horton, River's Edge Plantation by D.R. Horton and Chestnut Ridge by Beverly Homes. Highway 90 also provides an important connection between Conway, the growing communities along the northern Horry County corridor and the Grand Strand, while International Drive offers a convenient route toward the area's beaches.

Future improvements to Highway 90 could further enhance the location. Horry County's RIDE 4 program includes plans to widen Highway 90 from East Cox Ferry Road toward Little River, including four-laning portions of the corridor and adding turn lanes at intersections. As development continues along the corridor and infrastructure improvements move forward, Shelley Estates is positioned to become part of one of the more active areas of new home growth in the Conway market.

Shelley Estates stands out for its combination of larger single-family homesites, varied housing options, mature trees, natural preservation and a convenient Highway 90 location. With only 68 residential units planned across nearly 70 acres, the community is designed around a more spacious, estate-oriented concept than many of the larger subdivisions being developed in the Conway area.
