The planned new home community of Maple Farms is ideally located near the intersection of Highway 701 and Highway 22 (Veterans Highway), offering convenient access to both Conway and Aynor.  Residents of Maple Farms will be only a few minutes from the downtown areas of this new home community and less than a 30-minute drive from the beaches of the Grand Strand.

According to Horry County GIS records for major residential developments, 40 single-family homes have been approved for the initial phase of Maple Farms in Conway. This first phase is planned on an approximately 40-acre tract along Huckleberry Lane and appears positioned to become the foundation of a larger residential development.

Surrounding the approved initial phase are several additional parcels—including approximately 52.15 acres, 50.07 acres, 11.71 acres, 60.36 acres, and 23.59 acres—representing nearly 200 additional acres of contiguous land.  These properties appear to provide significant expansion potential for future phases of Maple Farms.  Breakwater Land Development owns both the approved initial phase acreage and the surrounding adjacent parcels, and a single stormwater permit has been issued covering the combined properties.  While future phases have not been officially announced, the unified ownership structure and permitting activity suggest the possibility of a much larger planned community.

The evolution of Maple Farms reflects a significant transition in ownership and builder involvement.  Originally associated with Creekside Homes, the project later became connected with Great Southern Homes (United Homes Group) and is now positioned to benefit from the acquisition of United Homes Group by Stanley Martin Homes that occurred in May 2026.

Great Southern Homes was already an established builder throughout South Carolina and the Grand Strand market.  The Stanley Martin Homes acquisition brings additional financial strength, purchasing power, operational expertise, and development capabilities through Daiwa House Group, one of the world’s largest housing companies.  While buyers are unlikely to see immediate changes, the Great Southern Homes brand, local sales presence, and customer experience are expected to continue.

Over time, however, the acquisition could position Great Southern Homes to evolve from a strong regional builder into a significantly more competitive homebuilder capable of pursuing larger-scale developments, opening more communities simultaneously, and competing more directly with the largest national builders active in the Myrtle Beach area.  The company now combines established local market knowledge and brand recognition with the resources and capabilities typically associated with a national builder.

With Stanley Martin Homes’ backing, additional resources may help accelerate the development process for communities such as Maple Farms, including engineering, permitting, infrastructure installation, model home construction, and sales center preparation.  This could potentially allow projects, including Maple Farms, to move from planning stages into active development more efficiently.

Early activity following the acquisition suggests continued momentum between Stanley Martin Homes and Breakwater Land Development.  The developer has already transferred land to Stanley Martin Homes for several additional planned communities in the Myrtle Beach area, including Westwood Reserve, King Farm Estates, and Briarfield, highlighting an expanding relationship between the two organizations.

As of July 2026, no official announcements have been made regarding additional phases of Maple Farms, the total number of planned homes, or the anticipated development timeline.  However, the combination of available contiguous acreage, common ownership, shared stormwater permitting, and the increased resources of Stanley Martin Homes indicates that Maple Farms has the potential to become one of the more significant planned residential communities coming to the Conway area of Horry County.
