Palmetto Springs is a new home community coming soon to the outskirts of Conway.

The new home community of Palmetto Springs in Conway is located just a few miles south-southwest of downtown Conway.

Palmetto Springs is conveniently located close to Kates Bay Highway.  Kates Bay Highway is a quietly strategic corridor in the Conway area that’s becoming increasingly valuable as growth spreads inland from Myrtle Beach. It serves as an effective connector between major routes like Highway 501 and Highway 378, offering an alternative to more congested roads while opening up access to large, undeveloped tracts of land. Because much of the corridor lies in unincorporated Horry County, it benefits from more flexible zoning and fewer development constraints, making it especially attractive to builders. At the same time, it appeals to buyers seeking larger lots and a quieter, more rural setting while still being within a short drive of downtown Conway. Altogether, Kates Bay Highway functions as both a current relief route and a future feeder road, positioning it as a key piece of the area’s ongoing residential expansion.


The new home community of Palmetto Springs straddles Spring Beauty Drive and also just off of Browns Way Shortcut Road - which is also an increasingly important connector in the Conway area, offering a convenient alternative route between major corridors while supporting the region’s steady residential growth. Browns Way Shortcut Road is not technically a direct highway-to-highway connector—instead, it functions as a “middle link” that lets drivers move between Highway 701, Kates Bay Highway, and the broader west Conway area without having to loop back through busier routes.

Lennar is the builder in Palmetto Springs.

Horry County is showing 100 single family units approved under the new home community name of Spring Beauty Estates – now being names Palmetto Springs.

Palmetto Springs will be developed on an approximate 40 acre parcel of land.

Lennar has not yet announced timing or pricing for the single-family homes in Palmetto Springs.


Homes for sale in Palmetto Springs

Palmetto Springs is near the subdivisions of Harvest Ridge (an existing community) as well as a couple of new D. R. Horton communities that are currently under construction: Dove Crossing and Costal Farms.

Dove Crossing
Dove Crossing is a new home community near Palmetto Springs with single-family homes that began presales in April of 2025.  D. R. Horton is pricing the new single-family homes in Dove Crossing starting from $260,490.  Phase 1 of Dove Crossing is anticipated to contain close to 100 single-family homes on an approximate 79.2 acres of land.  D. R. Horton is offering their Express Series homes. Prospective homeowners will be able to choose from single-story and two-story floor plans, featuring premium standard features.  D. R. Horton home plans in Dove Crossing have 3-4 bedrooms, 2-2.5 bathrooms, 2 car garages and square footage starting at 1,281 square feet.

The single-family homes in Dove Crossing have sold from $234,000 to $318,000 with an average selling price approximately $284,000.  As of April 2026, D. R. Horton is pricing the single-family homes in Dove Crossing from $244,490.

Coastal Farms
Coastal Farms is a new home community near Palmetto Springs in Conway by D. R. Horton that started presales in June of 2025.   D. R. Horton is building 39 single-family homes in Coastal Farms.  In the new home community of Coastal Farms in Conway, D. R. Horton is offering farmhouse-style exteriors and thoughtfully designed Tradition Series floorplans.  Coastal Farms combines classic Southern style and with modern convenience.

The single-family homes in Coastal Farms have sold from $345,000 to $390,000 with an average selling price approximately $366,000.  As of April 2026, D. R. Horton is pricing the single-family homes in Coastal Farms from $310,490.
