News Title: Mungo Homes has just announced pricing in their new home community of the Willows at Pitch Landing in Conway, SC.
The Willows at Pitch Landing is a new home community coming soon to Conway.

Willows at Pitch Landing is being developed on an approximate 60 acre parcel of land, southwest of downtown Conway, west of Highway 701, and directly off of Pitch Landing Road.

The proximity of The Willows at Pitch Landing to Pitch Landing Road is well positioned, offering convenient access to a key corridor that supports ongoing residential growth and improving regional connectivity in western Horry County.  Pitch Landing Road is significant as a rural-to-suburban connector that is increasingly tied to residential and infrastructure expansion west of Conway. The corridor serves as a link between established residential areas and major transportation routes such as SC Highway 905 and nearby access to SC Highway 22, making it strategically important for mobility between Conway, the Carolina Forest area, and the broader Grand Strand. As development pressure continues to move inland, Pitch Landing Road has become part of a broader growth pattern where farmland and low-density uses are gradually transitioning into subdivisions, supporting utilities, and future master-planned communities. Its role is less about high traffic volume today and more about providing the foundational roadway network that enables future residential expansion and long-term connectivity in western Horry County.

Preliminary plans are for there to be 121 single family lots in the new home community of Willows at Pitch Landing in Conway.

Construction plans have been approved to move forward with 100 lots be platted in accordance with the Land Developments Regulations for one point of external access. After the second point of access is built on the adjacent parcel (labeled “Future” in the accompanying graphic) and paved, then the County would allow for the remaining 21 lots to be recorded.

The Master Plan for the Willows at Pitch Landing includes 121 single-family lots on one 66’ wide external access point beginning on Pitch Landing Road. The “Future” proposed adjacent project, with 77 lots, if approved, would provide a second point of access to Pauley Swamp Road. The adjacent proposed project has been in review for 5 years and does not have construction plan approval at this time.

Mungo Homes, the builder in the Willows at Pitch Landing, began to purchase parcels of this new subdivision in January of 2025.
