Green Hills Growth acquires Toddville-area land with potential for future residential development
Green Hills Growth LLC has made a rather significant land acquisition in the Toddville area of Conway, purchasing nine parcels along Harper Road and Reba Road for approximately $880,000. The properties are currently zoned either FA (Forest Agriculture) and/or CFA (Commercial Forest Agriculture), but their location within a rapidly developing part of Horry County makes the acquisition worth watching closely.
A nearly 100-acre assemblage
The nine parcels acquired by Green Hills Growth collectively encompass approximately 97.24 acres, making this a substantial land assemblage rather than a single-property purchase. The parcels range from approximately 7.76 to 14.99 acres, with an average size of about 10.8 acres per parcel. As shown in the accompanying graphic, the nine properties are located along Harper Road and Reba Road and collectively give Green Hills control of a sizable piece of land in the Toddville area. The size and configuration of the assemblage could provide the company with considerable flexibility in determining how the property might ultimately be used or repositioned.
Green Hills Growth is a real-estate investment company rather than a traditional homebuilder. The company focuses on acquiring land and other real-estate opportunities in growing markets, with a strategy that can include holding, repositioning and ultimately selling properties as their development potential increases. The company was recently formed in 2022.
Toddville is becoming an increasingly attractive growth area
The appeal of this property goes beyond the nine parcels themselves. Toddville sits within the broader Conway-to-Carolina Forest growth pattern, an area that has experienced substantial residential expansion as development continues outward from Conway and toward the Grand Strand.
The growth is particularly evident along the broader Highway 90 corridor. More than 1,500 new homes have been built along SC Highway 90 during the past decade, with additional major developments either underway or planned. This continued expansion is gradually transforming formerly rural portions of the Conway area into a mix of established neighborhoods, new residential communities and remaining agricultural and timber properties.
That makes Toddville an attractive location for land investors. Toddville retains the more spacious, wooded and rural character that makes the inland Conway area appealing, while being positioned within an expanding residential market and within reasonable reach of Conway, Carolina Forest and the Grand Strand.
The surrounding zoning makes the acquisition particularly interesting
The surrounding development pattern is particularly noteworthy. Residential communities such as Saddle Ridge (zoned SF 8.5) and Bucksville Oaks (zoned SF 10) are already established nearby, while larger agricultural and timber properties remain in the area. Green Hills' newly acquired parcels sit within that mix, giving the property an interesting position as Toddville continues to grow and evolve. It is also worth noting that a large approximately 195.7-acre tract owned by Toddville Land & Timber Company sits adjacent to the Green Hills properties and remains zoned FA.
The 139 single-family home community of
Saddle Ridge
by Lennar first started to close back in late 2023 and, as of August 2026, have sold from $230,000 to $320,000 with an average selling price at around $272,000.
The 94 single-family home community of
Bucksville Oaks
by Lennar first started to close back in late 2007 and, as of August 2026, have sold from the middle $100’s to almost $390,000 with an average selling price at close to $3000,000 from 2025 to 2026.
The existing residential zoning is important because it provides a nearby precedent for residential development rather than leaving Green Hills' property as an isolated request to convert rural land.
Could the property eventually be rezoned for residential development?
Green Hills just purchased the property and has not yet filed a rezoning or subdivision plan, so it would be premature to say that a new community is definitely coming.
However, the acquisition certainly provides the company with an opportunity to pursue residential rezoning in the future. Horry County's zoning regulations provide several mechanisms for more flexible residential development, including Planned Development Districts, which can allow greater flexibility in site planning while encouraging thoughtful design and preservation of open space and natural features.
That could make a more tightly grouped single-family community an interesting possibility.
Rather than developing the property with larger rural lots, a future rezoning could potentially allow homes to be placed on smaller lots while concentrating development in portions of the property and preserving wooded areas, buffers, open space and other natural features.
In other words, the opportunity may not necessarily be "more houses everywhere," but rather a more efficiently planned residential community that makes better use of the land while maintaining some of the wooded character of the area.
The larger tract next door adds another layer to the story
The approximately 195.7-acre Toddville Land & Timber Company property remains zoned FA and represents a substantial tract of undeveloped land in the area. There is currently no indication that it is part of Green Hills' acquisition or that it is being positioned for development, and its future should not be assumed.
Its presence does, however, help illustrate the character of this part of Toddville. The area still contains significant agricultural and timber holdings alongside newer residential communities — a pattern that is becoming increasingly common as Conway continues to grow.
If circumstances surrounding that property were to change at some point in the future, its size could create additional development possibilities for the broader area. But for now, the nine parcels actually acquired by Green Hills are the property to watch.
Bottom line
Green Hills Growth's $880,000 acquisition is an interesting land purchase in an area experiencing continued residential growth. The company has assembled nine FA/CFA parcels in Toddville at a time when residential development is steadily moving into the surrounding Conway area.
With Saddle Ridge and Bucksville Oaks already establishing a residential presence nearby, the Green Hills property could potentially be positioned for future residential rezoning.
While there is no confirmed development plan today, one intriguing possibility would be a tightly planned single-family community with smaller lots and more efficient use of the land, potentially allowing more homes while retaining substantial wooded areas, buffers and open space.
For now, Green Hills' purchase puts the property in an interesting position at the edge of Toddville's transition from rural and timber land toward a more residential future. The acquisition does not establish that residential development is coming, but it does give Green Hills a potentially valuable position in a part of Horry County where the surrounding development pattern is increasingly moving in that direction.
