A 35.64-acre tract at Old Reaves Ferry Road and Old Highway 90 in Conway is moving through the Horry County rezoning process under Ordinance 87-2026, with a proposal that could bring 34 single-family homes along with a boat sales and repair operation to the property.

project - SC Highway 90 Widening from East Cox Ferry Road to Little River will entail widening Highway 90 to 4 lanes with turn lanes at intersection (East Cox Ferry to US Highway 90.
The rezoning application seeks to rezone two adjoining parcels from Commercial Forest Agriculture (CFA) to a split zoning designation of Single-Family Residential (SF 14.5) and Retail with Accessory Outdoor Storage (RE 4).
According to Horry County’s rezoning information, the proposed development would include approximately 34 single-family homes on the residential portion of the property, while the RE 4 portion would accommodate boat sales and repair services.
The property is situated in an area with a mix of existing zoning classifications. The two parcels are adjacent to property zoned CFA, Limited Industrial (LI), and Planned Development District (PDD), including the nearby Sun Outdoors development.
The rezoning request has already advanced through two readings before Horry County Council. First reading took place September 1, 2026, followed by the required public hearing and second reading on September 15.
Ordinance 87-2026 was approved unanimously on second reading, moving the request to its final stage in the county's zoning process.
The next step is third and final reading before Horry County Council on October 6, 2026. If approved, the property would officially be rezoned to the proposed SF 14.5 and RE 4 designations.
The residential portion of the proposal is particularly notable because the rezoning would facilitate a 34-home single-family community in an area of Conway that is continuing to see residential and other development activity. Other nearby new home communities currently underway include:
Copper Pointe
Ryan Homes is the builder in Copper Pointe. Preliminary plans indicate the community will consist of approximately 153 single-family homes, creating a neighborhood that is large enough to offer desirable amenities while still maintaining a more intimate residential feel than many of the area's larger master-planned developments. One of the standout features of Copper Pointe is its generous quarter-acre homesites, providing homeowners with more outdoor space than is commonly found in many newer communities. These larger homesites offer additional room for outdoor living areas, gardens, play spaces, and enhanced privacy between neighboring homes. As of September 2026, Ryan Homes is offering the single-family homes in Copper Pointe from $299,990.
Fieldview
Fieldview is a community of approximately 270 new single-family homes in Conway, SC that began to release in late 2022. Amenities will include a swimming pool, picnic area, pond and community gardens. Lennar is the builder in Fieldview. As of September 2026, Lennar is offering the single-family homes in Fieldview from the low $200’s.
Auberon Woods
Auberon Woods is a new home community on the outskirts of Conway with development that began in late 2023. D. R. Horton is the builder in Auberon Woods with the first phase of 70 plus homes that started to be released in December of 2023. D. R. Horton is planning to have 16 building phases. As of September 2026, D. R. Horton is offering the single-family homes in Auberon Woods are starting from the $275’s.
At this stage, however, the rezoning should not be interpreted as final approval of a subdivision. The 34 single-family homes represent the applicant's proposed development, and additional steps—including subdivision approvals and potentially a preliminary or final plat—would still be required before construction could begin.
