News Title: Kingston Bay in Conway Nears Sellout After Just 2.5 Years
Kingston Bay, a single-family home community in Conway, South Carolina, is nearing sellout after approximately two and a half years of home sales. As of the end of October 2026, only a couple of homes remain, marking a relatively quick buildout for a community that brought 155 new homes to the Conway market.

One of Kingston Bay’s biggest selling points is its convenient location just a couple of minutes north of downtown Conway. Residents of Kingston Bay enjoy close proximity to the historic downtown district, with its Riverwalk along the Waccamaw River, local restaurants, shops and community events. The location also provides access to everyday shopping, schools and other services in Conway, while keeping residents within reach of the greater Myrtle Beach area. For buyers seeking a home in a growing community without being far removed from Conway’s established center, Kingston Bay offered an appealing combination of convenience and newer construction.

The development was a partnership between Diamond Shores, LLC, D & L Sitework and D.R. Horton, with D.R. Horton serving as the homebuilder. Based in Horry County, Diamond Shores is a full-service real estate and land development company incorporated in 2017. The company works throughout the Carolinas and reports more than 3,000 lots developed to date. Its services span land development and consulting, engineering, surveying and real estate, bringing several aspects of the development process together under one organization.

Kingston Bay was developed in two phases across approximately 110.85 acres, ultimately accommodating 155 single-family homes. The first homes in Kingston Bay closed in February 2024, and sales continued through 2024, 2025 and 2026. By the end of October 2026, Kingston Bay was down to just a couple of remaining homes, bringing the project close to completion in roughly 2.5 years.

D.R. Horton offered six home designs in Kingston Bay: the Kerry, Galen, Dover, Aria, Cali and Wren. Together, these plans gave buyers a choice of layouts and home sizes to suit different household needs, from buyers looking for a more manageable first home to those wanting additional living space for family, guests or working from home.

The Kerry was the smallest of the six designs, offering approximately 1,475 square feet with three bedrooms and two bathrooms in a single-story layout. With a two-car garage, it provided a practical option for first-time buyers, couples and smaller households looking for a manageable home without sacrificing the convenience of a garage or the privacy of separate bedrooms.

The Aria offered approximately 1,618 square feet, with three bedrooms and two bathrooms on one level. Its additional square footage compared with the Kerry gave buyers another option when evaluating living space and room arrangements, while retaining the convenience of single-story living. The Aria appealed to buyers who wanted a little more room while keeping the home relatively compact.

The Cali increased the bedroom count to four while offering approximately 1,774 square feet, two bathrooms and a single-story layout. This design provided an additional bedroom for a growing family, guests or a home office without requiring a two-story house. Its combination of four bedrooms and one-level living made it a useful middle option between the smaller three-bedroom plans and the larger two-story designs.

The Dover offered approximately 1,883 square feet with three bedrooms and two bathrooms, all on one level. Although it had fewer bedrooms than the Cali, its larger overall footprint gave buyers another choice in how they prioritized living space. For households that preferred larger common areas or simply wanted more square footage without moving to a two-story home, the Dover provided a different alternative within the community’s selection.

The Galen was one of Kingston Bay’s larger homes, offering approximately 2,340 square feet, four bedrooms and two-and-a-half bathrooms across two stories. With a two-car garage, the design provided additional space for households needing more bedrooms and room to spread out. Its two-story configuration also offered a distinction from the four single-level plans, making it an option for buyers who wanted a larger home while remaining within Kingston Bay’s range of prices.

The Wren was the largest of the six designs at approximately 2,583 square feet. This two-story home offered five bedrooms and three-and-a-half bathrooms, providing the greatest bedroom capacity in the community’s collection. The additional space made it a choice for larger households, buyers who regularly hosted guests or those who needed several rooms for work, hobbies and other uses. For buyers wanting the most expansive layout available in Kingston Bay, the Wren represented the top end of D.R. Horton’s floor-plan selection.

Home sales in Kingston Bay ranged from approximately $262,000 to $348,000, with an average selling price close to $300,000. That pricing positioned the community as an option for buyers seeking a newly built single-family home in the Conway area at a price point below many higher-priced coastal and resort-area markets.

With its convenient location near downtown Conway, a selection of six D. R. Horton home designs and a total of 155 homes built across two phases, Kingston Bay has moved from its first closings in February 2024 to the brink of sellout by late October 2026. With only a couple of homes left, the community is nearing the end of its relatively short sales cycle, adding another completed chapter to Conway’s ongoing residential growth.
